Unique Challenges

Cotton & Company’s expertise was tapped by US Construction and NRIA to launch the presales effort for this high-profile oceanfront offering in Delray Beach, Florida. Having purchased the site of a former landmark motel for $15 million, the developer would enter the market at historically high pricing due to the land cost associated with each of the 19 residences. Cotton & Company was tasked with achieving 50% presales for a relatively unknown developer in the South Florida market.

  Cotton & Company developed the project name, branding, web presence, collateral design, event invitations, e-communications strategies, and lead generation programs. Ocean Delray was positioned as first and only oceanfront offering in Delray Beach in more than 40 years. Cotton created high visibility and momentum for the project resulting in reaching the 50% sellout in the first season, allowing construction to proceed. Ocean Delray achieved the highest price per square foot on the ocean in Palm Beach County history to date.

Community

Each of the 19 boutique residences were uniquely designed to live like single-family homes—ranging from 3,373 square feet to more than 4,400 square feet of air-conditioned living space. For added privacy and comfort, the development has nine elevators serving the 19 luxurious residences. Private air-conditioned two or three car garage with electric car charging stations that also include room for golf carts were positioned as an innovative amenity unavailable in other oceanfront offerings.

   Amenities include a beachfront experience, fitness experience and pool lounge suite. White glove service will be provided by the five-star trained concierge partners who are members of Les Clefs d’ Or, an international, rigorous and highly-respected concierge training program.
